A few tips on items in the home:
BLINDS
The living room and kitchen blinds are manual. Physically pull them down and push them up. The bedroom blinds are traditional pull cords.
HOT WATER
The hot water runs on an old system and will take a while to heat up. We suggest turning hot water on for 5 minutes before needing to use it. Please be patient, our beautiful old building just needs some time.
FIREPLACE
Leave the pilot light ON at all times, it is difficult to re-ignite it if it goes out. The thermostat controls are behind the panel on the left-hand side of the fireplace.
TOWELS & BEDDING
There is additional bedding in the drawer under the queen bed in the main room. Additional towels are in the bathroom.
DISHWASHER
Place a dishwasher tablet into the square container on the inside of the door and then close to secure. Press START, then select the type of cycle, shut the dishwasher and then press START again.
LIGHT SWITCHES & FAN
The lights and fans are all bluetooth. Make sure you turn the lights on and off by pressing the larger button on and off on the remotes. You can control the speed of the fan by pressing the dots on the large circle below.
Have a wonderful stay and enjoy Portland!
If you have any needs, questions, or concerns during your stay, please contact (call or text) your local manager: Sarah Gilmore, Place Property Management at 503 893 9801.
We have installed a smart lock on the apartment door, which will allow you to lock and unlock the apartment without having to take keys with you when you leave the apartment. It also allows you to independently check in!
To enter the building and find the apartment:
The code to the building's front door is 4195
Go to the 3rd floor (elevator and stars are to the LEFT, when you enter the building)
When you get off the elevator or stairs turn LEFT, then LEFT again. The apartment is the very last door on your LEFT, #312.
To activate the smart lock:
You will need to download the August Home app to your phone
Send me your full phone number, which I will use to grant access to the smart lock
When you reach the front door of the apartment, open the app (make sure your Bluetooth is activated) and press the door unlock button and the door will unlock for you.
Real keys will be waiting for you on the inside of the apartment, for use if you would prefer them instead of using the smart lock. The keys have a blue fob on them that opens the front door of the building, and the key works for both the deadbolt and the doorknob of the apartment.
PARKING
Parking is on-street only. The driveway parking is reserved for the long term tenants in the main house.
GARBAGE & RECYCLING
There is a garbage bin located outside the ADU. Recycling and yard debris are located on the opposite side of the house. Trash day is early Friday morning. Please note that, not only are the bins shared with the tenants in the main house, but Portland has a unique system where recycling and compost are picked up every week, while garbage is only picked up every other week. This is to encourage recycling and use of the yard debris bin for kitchen scraps, so please use the garbage and recycling guidelines provided in the kitchen to sort items into the correct bins. Garbage is the gray bin. Recycling is the blue bin. Compost and yard debris is the green bin. Any/all food waste can be put in the green bin. You can find the pick up schedule HERE.
Additional Considerations
Please review the attached House Rules and consider the following policies during your stay.
Energy Conservation: Help us be eco-friendly by turning off lights, appliances, and air conditioning when not in use. Let's make a positive impact on the environment together!
Respect Check-In and Check-Out Times: Please adhere to the agreed-upon check-in and check-out times, unless previously arranged. This allows us to prepare the space for incoming guests and ensures a smooth transition for all.
Use Appliances and Amenities Responsibly: Feel free to use the appliances and amenities provided, but please do so responsibly. Please do not set air conditioning lower than 68-degrees or the heat higher than 73-degrees. This may cause irreparable damage to the HVAC system. Also note, that the dryer on the 2-in-1 washer/dryer is not as strong as conventional dryers. Small loads are best and a drying rack is provided to finish drying as needed.
Communicate Openly: If you have any questions, concerns, or special requests, please reach out to us. We're here to make your stay exceptional and are happy to assist in any way we can!
Thank you for taking the time to review and respect our house rules and policies. We hope you have an incredible stay.
