PARKING

Parking is on-street only. The driveway parking is reserved for the long term tenants in the main house.

GARBAGE & RECYCLING

There is a garbage bin located outside the ADU. Recycling and yard debris are located on the opposite side of the house. Trash day is early Friday morning. Please note that, not only are the bins shared with the tenants in the main house, but Portland has a unique system where recycling and compost are picked up every week, while garbage is only picked up every other week. This is to encourage recycling and use of the yard debris bin for kitchen scraps, so please use the garbage and recycling guidelines provided in the kitchen to sort items into the correct bins. Garbage is the gray bin. Recycling is the blue bin. Compost and yard debris is the green bin. Any/all food waste can be put in the green bin. You can find the pick up schedule HERE.

Additional Considerations

Please review the attached House Rules and consider the following policies during your stay.

Energy Conservation: Help us be eco-friendly by turning off lights, appliances, and air conditioning when not in use. Let's make a positive impact on the environment together!

Respect Check-In and Check-Out Times: Please adhere to the agreed-upon check-in and check-out times, unless previously arranged. This allows us to prepare the space for incoming guests and ensures a smooth transition for all.

Use Appliances and Amenities Responsibly: Feel free to use the appliances and amenities provided, but please do so responsibly. Please do not set air conditioning lower than 68-degrees or the heat higher than 73-degrees. This may cause irreparable damage to the HVAC system. Also note, that the dryer on the 2-in-1 washer/dryer is not as strong as conventional dryers. Small loads are best and a drying rack is provided to finish drying as needed.

HOUSE RULES

By booking this reservation, you agree to the following House Rules:

PARTIES: Reservations for this unit are made through the Airbnb platform with Place Property Management acting as host on behalf of the owner.

OCCUPANTS: The unit will be used only for guests listed on the Airbnb reservation. Guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.

DEPOSITS: All refundable deposits, however designated, are administered by Airbnb. For details go to https://www.airbnb.com/help/article/140/how-does-airbnb-handle-security-deposits

TENANCY: Tenancy in this unit is for the fixed period made in the Airbnb reservation only. Extending a reservation is not guaranteed but it is always worth asking.

PROVISIONS/DISCLOSURES:

● Pets are not permitted.

● Smoking/vaping is prohibited on the entire premises.

ALARMS: The unit is equipped with smoke alarms and, if required, a carbon monoxide alarm that have been tested and that are operable at this time. Guests shall not remove or tamper with a functioning smoke alarm or carbon monoxide alarm, including removing working batteries. A fee of up to $250.00 may result for any such conduct.

UTILITIES: All utilities and wifi service are included in the Airbnb reservation.

USE & CARE OF PREMISES: Use of this property for any criminal activity is prohibited and may result in fines, prosecution, and/or immediate removal from the premises. This prohibition extends to use of the internet service/wifi for criminal activity. This unit is to be used only as a dwelling and may not be used for any commercial activity that involves customers or clients coming to the unit or the delivery or storage of inventory or equipment. This unit is a privately owned home. Please treat it with the same care you would use with your own residence. Do not destroy, damage, deface or remove any part of the premises or permit any persons to do so. Guests assume all liability for damages other than ordinary wear and tear.

CONDUCT: Each guest is responsible for their own conduct, as well as that of other guests. Noisy or other conduct that disturbs the quiet enjoyment of any other resident or neighbor, including drunk or disorderly conduct, will not be permitted at any time. Quiet hours must be observed between 10:00 p.m. and 7:00 a.m. Be respectful to neighbors, traffic flow, and the community.

SAFETY: Prevent theft of or damage to guests’ personal property and unit furnishings by locking doors and windows when not present and upon check-out. When present, doors should be kept locked. Guests shall notify the host if locks fail to operate. The host/owner will not be liable or responsible in any way for loss or damage to articles or property belonging to the guests.

MALFUNCTIONS: Guests shall immediately report all malfunctions of equipment, failures of essential services, or needs for repair. Guests shall not make any attempt to remedy any malfunctions, service failures or repairs. Host will take reasonable and appropriate steps to remedy any reported problems as soon as practicable. A vendor hired by the host may enter the unit at guest’s invitation to remedy any reported problem at reasonable times and with reasonable notice to inspect, maintain, or repair the issue, and to address any situation reasonably deemed an emergency that threatens persons or property.

REQUESTS FOR REASONABLE ACCOMMODATION/MODIFICATION: As required under federal, state, and local fair housing laws, guests with disabilities may request reasonable accommodations/modifications related to their housing. All requests must be made to the host specifying the nature of the requested accommodation/modification.
